The Edgewater's Director of Engineering is responsible for overseeing the facilities and maintenance team, leading them in managing all physical functions of the property. This includes all building systems and equipment, routine & preventative maintenance, guest room projects, renovations, expansions and improvements. This position is a member of the company's Executive Committee and reports directly to the General Manager. Duties and Responsibilities Direct and lead the workflow of The Edgewater's Engineering Department Responsible for personnel actions including interviewing and selecting candidates for hire, training, performance management and progressive disciplinary action as needed Contribute to strategic planning and goal setting for the Department by working collaboratively with The Edgewater's Executive, Senior Leadership and Management teams Uphold and improve departmental policies, practices and procedures to achieve substantial positive impact on the organization Coach, lead and inspire department staff by creating training programs, objectives and goals Manage the physical plant including but not limited to equipment, heating, plumbing, HVAC, refrigeration, commercial kitchen and laundry equipment, electrical systems, heat exchangers, emergency systems, painting and finishing work, dry wall, etc. while adhering to standard operating procedures. Responsible for systems unique to the Edgewater property including but not limited to snow-melt systems, winter ice rink setup maintenance and teardown, summer floating pier system setup and teardown, maintenance of outdoor groundskeeping (flowerbeds, lawncare, lakeshore), parking garage conditions, maintenance and arrangement of plaza furniture. Manage the hard-key access to property including tracking work keysets and individually assigned office keys. Retain and manage copies of keys and restrict access as appropriate Maintain property life safety systems (fire and sprinkler equipment, fire alarm, elevator and fire suppression systems for kitchens) Ensure compliance with state, local and federal regulations Ensure building and equipment licenses, permit and certifications are current Develop schedules for preventative maintenance. Ensure that facilities are inspected regularly to identify current and potential future maintenance needs Maintain, oversee and track results of the preventive maintenance programs for guest rooms, meeting rooms, public areas, back of house areas and all facility equipment Ensure repairs comply with internal policies and external regulations. Maintain records and documentation related to repairs made Control department purchasing and inventory. Manage department checkbook to ensure budget and forecast strategies are met Schedule projects, preventative maintenance and repairs while ensuring compliance with Edgewater brand and guest-service standards Ensure department shift-coverage including on-call status, and act as Manager on Duty when scheduled Obtain competitive bids for all supplies, work orders and preventative maintenance programs on an annual basis or as needed Monitor vendors to ensure quality, delivery, warranties, exchanges, upgrades, etc. are consistently utilized Lead by example while adhering to and enforcing all Edgewater policies and procedures fairly and consistently Approach all encounters with guests and employees in an attentive and hospitable service-oriented manner Perform all other duties as assigned by the General Manager Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job. Qualifications Minimum of 5 years' experience as the Director or Manager of an Engineering Department Previous full-service hotel/resort experience preferred Displays a professional sense of urgency when communicating and interacting with guests, co-workers and the public. Identify opportunities to improve and deliver additional value to the guest-experience at The Edgewater Possesses sharp attention to detail (able to quickly identify variances in standards), working efficiently and flexibly. Ability to multi-task and be highly organized while working under the pressure of time constraints and deadlines. Adjust accordingly as new priorities within the department or Organization develop CPO certified Knowledge of maintenance optimization systems similar to HotSOS/KnowCross Strong understanding of Metasys control systems Preferred knowledge with Inncom software Strong budgetary and cost control skills Leadership skills with the ability to motivate and develop staff and ensure accomplishment of goals Sound organizational, judgment and problem-solving skills Possess an above average command of the English language including excellent verbal and written communication skills Ability to interact with all levels of customers and hotel management while maintaining a high level of professionalism Familiarity with MS Office suite Working Conditions This position operates in several conditions and locations on and around property. While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration. The noise level in the work environment is usually moderate to loud. This position requires evening, weekend work, and may have some on-call hours. Physical Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job hand-eye coordination is necessary to operate tools (both power and non-powered), computers and various pieces of mechanical equipment. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, feel or operate objects, tools or controls; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch or crawl; talk or hear; and smell. The employee must occasionally lift and/or move objects up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
